The operation and maintenance process has the following purpose and functionality:


  • The module can be used for daily operation of buildings, building parts, technical systems, technical components, equipment and outdoor areas. 
  • The system is a working tool for the operator, for the creation of operational plans and operating budgets and for the follow-up of service requests (errors, deviations, requests, reports). 
  • The system serves external service personnel and internal service employees and general operating conductors. 
  • The system can create service contracts, frequency-based tasks, not frequency-based tasks, and customized checklists in all construction subjects. 
  • The system produces reports and graphs, that give indications of trends and is used as a basis for decisions about acquisitions or decisions in planning work. 
  • The system is used for service measurements (KPI) of service contracts and must be able to provide the basis for "penalty" or "bonus" for the provision of internal service or external service. 
  • The system communicates with MainManager's "Master", a source of standard operational tasks that come with the MainManager system. 
  • All D&V plans based on the Master can be adapted to the current building. 
  • The system gives different users different "proxies/thresholds" for ordering external tasks. 
  • The system controls the task to managers if the order is above proxy limits. 
  • The system provides a good overview of resources, available resources, and it is simple to replace resources on tasks (work orders). 
  • The system communicates with the MainManager "reporting system" and gives operators an easy overview of new reports and new work orders they have received. 
  • The system displays D&V history on all property objects (building, floor, room, building parts) in the execution and executers have access to necessary documents in the actual execution that are coupled to the current property object. 
  • The system sends work orders, reports etc. via smartphones or tablets, and can be used with barcodes and QR codes on rooms or technical systems. 
  • D&V executers can complete their work orders and reports, register hours or use materials via smartphone or tablet. 
  • The system shows the user which areas (zones) each supply system serves, for example. ventilation zones, heating zones, energy zones, etc. 
  • The D&V module can communicate with other processes such as Cleaning, Energy, Maintenance, Space management, Helpdesk, Lease Module etc. regarding maintenance work, reports/deviations, errors, service measurements, costs and more. 
  • The user can create and modify the documentation according to maintenance tasks and change the condition of building parts.
